Condominium Plans

Condominium Plans are a special type of Subdivision Map which create and define air spaces for sale rather than individual plots of land.  There is a common area owned by all the condominium owners and the Conditions, Covenants and Restrictions prepared by the developer's attorney show requirements of the individual owner and of the overall ownership group.  Our Survey Department may be involved in the preparation or take the lead as is appropriate.

The difference between a condominium subdivision and a land subdivision as far as our work is that we typically record a Subdivision Map showing the overall lot with the proposed or existing buildings outlined, then prepare a separate document of multiple pages depicting the air spaces and special areas of the project.

Condominium Conversions are condominium subdivision where the buildings are already constructed and the existing locations are shown on our plans.  Governing municipalities usually have particular regulations for such conversions.
