Easements, land transfers and reconfigurations and maintenance agreements can all require an exact and formal legal description of the land involved, usually with a plat map sowing the outline of the land. We write the descriptions referencing recorded information (deeds and maps) such that, once recorded by the County Recorder, future use by current or subsequent owners will be accurately based. A boundary survey may or may not be associated with the legal description, since at times the purposes of the description are such that a clearly defined "intent" of the area is adequate and a more expensive field survey can be avoided. Often the legal description and plat are bundled with other paperwork, such as financial transfer information or maintenance agreement wording, by the client, their attorney, or the title company. Our Survey Department may assist in the work or take the lead as is appropriate.
