When existing or proposed improvements or usage are such that it is desirable that the dividing lines between two, three or four parcels be relocated, we can help with the Lot Line adjustment process. This is a streamlined version of the subdivision process encouraged by the state. It may be helpful, for instance, to move a site property line because a hot tub was inadvertently built over the line and the two affected neighbors have worked out an accommodation they with to formalize. Another situation is that an owner of adjoining sites may decide that it is better for development or value to transfer some land from one to another, or perhaps to make an equal swap.
We will need our Survey Department to provide a topographic survey and boundary survey of all affected lots, though boundary corners don't have to be set. We must shown on the application map that no new nonconformities are being created by the change and usually that no existing nonconformities are being worsened. After review by the governing agency legal descriptions and plats are prepared. A Record of Survey does not need to be prepared unless the boundary corners are set. Often our Survey Department will work on this project as well.
