Certificates of Compliance

Certificates of Compliance are required by Planning Departments when there is some question, due to obscurity of deeds, age of property transfers and non-standard transfers which don't clearly follow the guidelines of the Subdivision Map Act.  The Certificate of compliance is an official "blessing" which says the governing agency agrees that the property in question is a legitimate stand-alone site which may or may not have building potential.  Of course, in many cases the building potential issue is addressed by the existence of existing structures.

We will assemble deeds, sometimes obtaining a Chain of Title search to prove that the property was correctly created or, if not, to obtain an after-the-fact approval if that is appropriate.  Our Survey Department will often assist with preparation of documents.
