The determination of the physical extents of a property is of great interest for both design of new construction and for usage of the site. Our surveyors research the recorded information available in public files, and in conjunction with the title report or deed information we receive from you we make a determination of the boundary location. Sometimes this is a direct and relatively simple matter because there is good physical monumentation in the field and the property description matches historical mapped data. At other times, there is a more challenging effort to balance deed and physical evidence and make a determination of the relative "superiority" of those bits of evidence.
At times no physical property corners are needed by the client and we take the boundary only to a "paper" resolution adequate for tying down the topographic survey (see heading for Topographic Surveys) which often is a primary goal. When corners are actually set, state law requires that, in most cases, either a Corner Record or the more extensive Record of Survey Map be prepared by us and then reviewed and recorded by the County officials.
