Boundary Surveys are the determination of the physical extents of a property, which is of great interest for both design of new construction and for usage of the site. Our surveyors research the recorded information available in public records together with the title report or deed we receive from our clients. We determine the boundary location based on record information combined with field location of street monuments, property corners and physical evidence such as curbs and fences. Sometimes this is a direct and relatively simple matter because there is good physical monumentation in the field and the property description matches historical mapped data. At other times, there is a challenging effort to balance the deed and physical evidence to make a determination of the relative “superiority” of those bits of evidence.
