Lot Line Adjustment

Lot Line Adjustment is the process of relocating the dividing lines among two to four parcels (four being the maximum allowable under California law) without increasing the number of parcels. This is a streamlined version of the subdivision process encouraged by the State. For example, it may be helpful to move a site line because of minor encroachment of improvements onto a neighbouring site. Another common usage is to reconfigure adjoining sites, whether with same or differing ownership, to facilitate future development.

Our Civil and Survey Departments work together closely to provide a topographic and boundary survey of all affected lots. We must show on the application map that no nonconformities such as for setback and lot area are created or, if existing, worsened. After review by the governing agency, legal descriptions and plats are prepared.
